Mistakes When Hiring A Contractor For Your Renovation


I’ve been in this business for over 40 years, and if there’s one thing I’ve learned, it’s this: not all contractors are created equal. Some are pros who take pride in their work. Others? Let’s just say they shouldn’t be anywhere near your home. I’ve seen too many homeowners get burned because they trusted the wrong person.

So, if you’re thinking about hiring a contractor for your next renovation, here are 9 red flags you should NEVER ignore. If you spot even one of these, it’s time to walk away — fast.

 

1. Cash Jobs Only

Listen — if a contractor insists on getting paid in cash, run. No receipts, no paper trail, and no accountability. Paying cash under the table might sound like a way to save money, but it leaves you wide open if things go sideways. Legit contractors take multiple forms of payment and provide proper invoices.


2. They’re Missing a License or Insurance

This one’s a deal-breaker. If they can’t show you a valid license or proof of liability insurance and workers’ comp, don’t let them touch a single wall in your home. If someone gets hurt on your property? You’re on the hook.


3. No Written Contract

No contract = no protection. I don’t care how friendly they seem — if it’s not in writing, it doesn’t exist. A solid contract outlines the scope of work, payment terms, deadlines, and materials. If they won’t give you one, they’re hiding something.


4. They Want a Huge Upfront Deposit

Some deposit? Reasonable. But if they’re asking for 50% or more upfront, be very careful. That’s a sign they may not have the cash flow to manage the job — or worse, they’re planning to take the money and run.


5. They Won’t Give You References

A good contractor should be proud of their past work. If they dodge your request for references or reviews, that’s a big red flag. And don’t just take their word for it — actually call their past clients.


6. They Show Up Late or Not at All

If they can’t even show up on time for an estimate, what makes you think they’ll be reliable during the job? Renovations are stressful enough — you don’t need someone who ghosts you or shows up whenever they feel like it.


7. They Pressure You to Make Quick Decisions

High-pressure tactics have no place in home renovations. If a contractor is pushing you to sign now or warning you that “prices are going up tomorrow,” that’s manipulation. A real pro gives you time to think it over.


8. No Permits, No Problem

If they say you don’t need permits for major work — they’re lying or cutting corners. Getting the proper permits protects you and ensures the work meets code. If they skip this step, the work might have to be torn out later. I’ve seen it happen.


9. Everything Sounds Too Good to Be True

If they promise the cheapest price, the fastest timeline, and zero complications, something’s off. Renovations aren’t magic. Good work takes time and money.
