Egress windows are Emergency Exit Windows. This is a very important but often ignored feature in a basement. These are important because they provide a safe evacuation route in an emergency. An egress window must comply with local building regulations in the construction of the home.

Here is important information on egress windows from my trusted window and door manufacturer and supplier, Trimbo Windows.

Considerations for Egress Windows

  • Your emergency exit window must be able to open from the inside without the use of keys, tools or special knowledge of the opening mechanism.
  • The window must be able to stay open without extra support.
  • It must have a minimum of .35 sqm (3.8 Sq/ft) unobstructed (clear opening – Day light opening).
  • No dimension should be less than 380 mm (15”). The larger the better. This may differ in your region.
  • Safety glass (for example:Tempered Glass) is an important feature in the event of an emergency. It will serve as an exit point, thus reducing the risk of injury if the glass breaks while exiting.

Do I Need An Egress Window?

In Ontario, Egress windows in basements are required as per the Ontario Building Code. In some areas, they are even required by building codes for any living spaces below grade.

If you’re considering installing an egress window, be sure to consult with a contractor who is familiar with local building codes. Though installation can be a bit of an investment, it’s one that provides peace of mind and can increase your home’s resale value.
